Centurion Financial Group is an originator of loans that offer fixed returns of 12% to 15% on real estate secured investments. Loans typically have a one year term with monthly interest-only payments. Checks are payable directly to the investor and overnight mailed or deposited into your bank account, if locally available. A minimum investment is required.
Our primary borrowers are large, experienced developers with significant net worth. We provide the capital to quickly buy land for development into residential or commercial projects or for construction or income property. These loans are short-term, allowing the borrower to secure properties and package them for refinance as development or construction loans with traditional lenders. These large developers are willing to pay higher interest on the money we lend because it allows them to complete more projects simultaneously and avoid taking on equity partners, which would cost them considerably more in the long-term.
Please review our Underwriting Guidelines below. In processing loan requests, we begin by examining the borrower's integrity, financial viability, business experience, and sources of repayment. Once these criteria are satisfied and mutual trust is established, each subsequent project is fairly easy to review.

Any loan made must have unanimous approval of all partners.
Generally borrowers have a significant net worth. While we underwrite each loan separately, we are in fact lending first on the credibility of the borrower, his track record, net worth, credit history and source of repayment.
Borrowers must have multiple sources of repayment. Those sources must be readily identifiable and verifiable. They can include a loan commitment or buyer for the property.
Borrowers must have a proven track record of successful real estate development.
All loans must be secured with real estate.
First deeds are preferred, with alternate collateral being accepted with the approval of the partners and with sufficient outside collateral and sources of repayment.
We will lend 70% loan to value in most cases. At times we can go higher, as much as 100% loan to value. The decision to lend higher than 70% must be a unanimous decision by all partners and have additional collateral to bring the overall loan back into a 70% loan to value or less.
Our target rate of return for Centurion investors is 15%.
Our target length of loan is six months to twelve months, but can go as long as two years. Length of term is based on borrower needs and our estimate of how long it will take the borrower to complete the development of the property.
All borrowers will be reviewed for credit history, litigation, criminal records and reputation within their professional community.
